I. OBJECTIVE
The Janitorial Lead is a role within the janitorial team working independently on projects, and as part of a small team, at specific properties, and under the direction of Janitorial Manager.
- Provide prompt response to cleaning and sanitation issues at client properties.
- Complete regular, emerging, and special cleaning tasks as assigned.
- Prioritize, break down, and delegate cleaning projects for completion over extended periods.
- Emphasizes workmanship, quality, safety, and customer satisfaction.
- Monitor facility conditions, keep clean and in good working order. Escalate concerns where appropriate.
II. RESPONSIBILITIES
The essential functions of the job include but are not limited to the following:
- Staff Related Tasks
- Perform a variety of scheduled, and emerging cleaning at various properties across Altair’s portfolio including but not limited to dusting, vacuuming, mopping, extracting, glass cleaning, sanitizing, unit preps, etc.
- Keep grounds in good order, remove debris, keep drains clear and ensure utilities are accessible and visible from roadways.
- Communicate concerns and additional support needs to Janitorial Manager.
- Provide training and shadowing opportunities to Janitorial Workers for new properties, equipment, and cleaning practices.
- Meet vendors on site to provide access, locate utilities and provide site specific knowledge.
- System Related Tasks
- Maintain tickets in Altair Computerized Maintenance Management System (CMMS) for all assigned tasks, track receipts and update time and travel.
- Clock in and out daily and add time off requests via Webclock.
- Record use of equipment on sign out board. Ensure all equipment is returned after use, kept clean, and in good working order.

- Client & Tenant Related Tasks
- Provide highest level of customer service and response to tenants & property owners.
Perform other duties as required for the successful operation of the business.
III. QUALIFICATIONS
Education: Highschool Diploma or general equivalency diploma (GED)
Experience: 1 years in similar role.
IV. SPECIAL REQUIREMENTS
- Basic knowledge of good cleaning practices
- Self-directed and motivated.
- Customer-service oriented.
- Able to work independently or as part of a small team
- Presents in appropriate uniform with a clean, professional manner.
- Ability to handle multiple projects and tasks.
- Vision and hearing correctable to within normal range to communicate with tenants contract services, etc.
- Ability to work outdoors in all seasons
- Ability to work at elevated heights
- Able to safely lift 50lbs
- Valid driver’s license and reliable transportation
V. EQUIPMENT UTILIZED
- Cellphone (Altair CMMS, Microsoft Teams, Outlook)
- Various hand tools, cleaning products, and mechanical cleaning equipment.
- Ladder, scaffolding and other rigging.
